What is an EPC?

An Energy Performance Certificate (EPC) measures the energy efficiency of a building, rating it from A (most efficient) to G (least efficient).

When Do You Need an EPC?

You must obtain an EPC if:

  • You are renting out or selling the premises.
  • Construction of a new building is completed.
  • The building layout changes, involving new or extended fixed heating, air conditioning, or mechanical ventilation systems.

When Must You Display an EPC?

An EPC must be publicly displayed in your commercial building if:

  • The total useful floor area exceeds 500 square metres.
  • The building is frequently visited by the public.
  • An EPC has already been issued for its sale, rental, or construction.

Cost and Validity

EPC costs vary based on the building’s size and complexity. Certificates remain valid for 10 years.

How to Obtain an EPC

A property assessment is required to obtain an EPC. You can hire a commercial energy assessor through an approved accreditation scheme. The type of assessor needed depends on the building’s complexity.

Exemptions from EPC Requirements

An EPC is not required if the building is:

  • Listed or protected, where energy efficiency alterations would be unacceptable.
  • A temporary structure intended for use for two years or less.
  • A place of worship or used for religious activities.
  • An industrial site, workshop, or non-residential agricultural building with minimal energy use.
  • A detached building under 50 square metres.
  • Set for demolition, with relevant permissions in place.

Vacant Buildings and Demolition Exemptions

A building is also exempt if:

  • It is being sold or rented out with vacant possession.
  • It is suitable for demolition, and the site could be redeveloped.
  • The buyer or tenant has applied for planning permission to demolish it.
